It was a mold paradise. The wood and broken pieces of sheetrock provided healthy nutrition for mold. The blue-green portion of the copper pipe required additional humidity control and repair, and the brick wall was cleaned with an antimicrobial spray.
The property was saved, but it required the R.E. Mold Man's experience, dehumidifiers, air scrubbers, and antimicrobial cleaners.

Mold is and always has been everywhere, and real estate agents and landlords need to understand when it is a problem and when it is not. Note the small stain on the wall, which appears to be the result of liquid in the box, but are you sure?
It can become a major problem for buyers, sellers, and landlords. It can decrease value, cause the listing to linger, and create health problems in some people.
Looking at the small amount of mold, it seems harmless, but is it? Sorry, this was not due to a bottle of liquid in the box. Upon inspection, the humidity level of the lower 1/2 of the sheetrock on this level was very high. Agents must disclose the problem to all parties, identify the source, and appropriately treat it.

Landlords need to provide tenants with mold brochures at the time of the lease. If the landlord receives a written complaint, they need an inspection within 15 days.

On the outside of the building, plants were growing on the brick wall, cracks were noted, and the rain gutter was leaking. This also caused significant mold issues in the basement.
R.E. Mold Man cleaned the brick, sealed the surface, and replaced the rain gutter. On the inside, half of the sheetrock and insulation were replaced, and commercial dehumidifiers and air scrubbers solved the problem.
Once finished, the inside, minus the stains, looked exactly the same.

It was a very big problem, as you will see in the next photo. The source (air conditioners) is obvious and easy to correct.
Fixing the source is easy. Just add an elbow to the drain and run the water away from the building. However, the grate for air flow to the basement is inadequate, and it made everything else much worse.
